1031 Basics.

Section 1031 of the Internal Revenue Code provides real estate investors with excellent strategy for the deferral and potenital elimination of capital gains tax which would ordinarily be due upon sale of an investment property. By structuring a property sale and subsequent investments as a legal exchange, investors come out ahead by not having to pay capital gains tax.

This Internal Revenue Code gives an investor a tremendous amount of latitude and options to accomplish investment objectives such as; utilizing greater leverage, change geographic locations, consolidating properties, property type and quantity diversification, improving cash flow and reducing, or in some cases, eliminating management responsibilities.
