Founded in 2003 by Luke and Nick Simpson, Grand Peaks is a third-generation real estate investment and advisory firm with deep roots in the multifamily industry. The Simpson family legacy began over 75 years ago when their grandfather, Harold Simpson, founded Simpson Housing in 1949. Today, Grand Peaks continues that legacy with a singular focus on creating value and delivering excellence in the multifamily sector.

Headquartered in Denver, Colorado, Grand Peaks specializes in the development, acquisition, and asset management of apartment communities across the U.S., with a strategic presence in high-growth markets such as Seattle, Portland, Denver, Phoenix, Dallas, Charlotte, Miami, and Fort Lauderdale. Building on its history as a hands-on owner-operator, the firm remains committed to developing high-quality communities, acquiring value-add and core-plus assets, and optimizing a diverse portfolio to serve investors and support long-term performance.

TIMELINE OF MILESTONES

    1956

    After honing his skills, Harold constructs his first apartment building, with his wife Virginia managing interiors and operations.

    This marks the start of the Simpson family business.

    Harold’s sons, Donald and Robert, join the company, which has now grown across seven western cities, to expand its reach into luxury and affordable housing.

    Donald secures a $202 million investment from the State of Michigan Retirement System, which enables Simpson Housing to scale up across new regions.

    1998

    Donald’s son Luke joins Simpson Housing post-graduation to gain experience and oversee projects in preparation for future leadership.

    Simpson Housing partners with Alaska Permanent Fund to expand its portfolio to 19,503 units. Donald’s son Nick joins forces with Luke to create Grand Peaks Properties.

    Grand Peaks Properties is formed.

    2021

    Grand Peaks reaches new heights with the acquisition of Altura and 44 Monroe in Phoenix—two of the city’s tallest residential buildings—and expands east into Charlotte, North Carolina. These milestones set the stage for the company’s next phase of development and investment growth.

    Grand Peaks develops largest , award-winning, apartment high-rise in Denver with 626 units. Grand Peaks partners with DPS Foundation to offer 10 apartments to DPS educators for 1 year.

    Grand Peaks sets a new standard in Denver multifamily living while giving back through housing support for local educators.

    2025

    Marking a pivotal year, Grand Peaks rebrands and partners with Greystar to manage its portfolio, allowing greater alignment with its long-term investment and growth strategy.

    Harold Simpson, a day-laborer, begins building homes on nights and weekends. Realizing his calling in home construction, he leaves his day job to pursue this passion full time.
