Luke Simpson co-founded Grand Peaks Properties in 2003. As CEO, he currently oversees the strategic direction and long-term planning of Grand Peaks. Prior to forming Grand Peaks, he served as Senior Vice President of Simpson Housing Limited Partnership, where he focused on the company’s development operations. He is a licensed real estate broker in the State of Colorado. Luke is a graduate of Southern Methodist University where he received a B.B.A. degree in Real Estate & Finance.
CHRIS MANLEY
PRESIDENT
Chris Manley brings more than 35 years of real estate investment and operational leadership to Grand Peaks. Chris previously served as Chief Operating Officer of Stonebridge Companies and later founded Five Senses Hospitality Management, growing the company to 14 hotels and more than 550 team members before its merger with Crestline Hotels & Resorts. He has also served on the Board of Directors of the American Hotel & Lodging Association and advisory committees for Marriott and Hilton.
Earlier in his career, Chris spent 15 years as CFO of The Pauls Corporation and served as a Vice President with Prologis. He holds bachelor's and master's degrees in accounting from The University of Texas at Austin and earned the highest score in Colorado on the 1993 CPA exam. Chris lives in Denver with his wife and two children.
KEVIN FOLTZ
CHIEF INVESTMENT OFFICER
Kevin brings more than 30 years of real estate, development, and investment management experience. Most recently, he served as President & Chief Development Officer at Forum Investment Group, overseeing firm operations, investment strategy execution, and ground-up development initiatives.
Prior to joining Forum, Kevin was a Development Director with Continuum Partners, where he led entitlements, land acquisition and disposition, and ground-up development of many of Continuum Partners’ award-winning retail, hospitality, residential and commercial projects.. He began his career as an engineer and project manager with Swinerton Builders. Kevin holds degrees from University of Colorado Boulder and University of Colorado Denver and lives in Denver with his wife and two sons.
KEVIN JEWETT
CHIEF OPERATING OFFICER
Kevin Jewett joined Grand Peaks in 2015 and oversees firm-wide and investment-level operations. Since joining the company, he has held several leadership roles, including Senior Vice President of Asset Management, where he founded and scaled the asset management platform to support acquisitions, investor relations, operational performance, and portfolio reporting. Prior to Grand Peaks, Kevin worked in transaction management with Newmark (formerly Apartment Realty Advisors).
Kevin is a licensed real estate broker in the State of Colorado and holds a Bachelor of Arts in History from University of Oregon and a Graduate Certificate in Real Estate Development from Portland State University.

CHIEF FINANCIAL OFFICER
Max Siler joined Grand Peaks in 2007 and manages day-to-day operational oversight and financing activities. He has assisted with the recapitalization, acquisition, development, and disposition of over 23,000 multifamily units, totaling more than $4.2 billion. Max is an active licensed real estate broker in Colorado and holds a B.S.B.A. in Real Estate & Finance from the Daniels College of Business at the University of Denver.
SARAH JOHNSON
EXECUTIVE VICE PRESIDENT, CAPITAL MARKETS
Sarah Johnson joined Grand Peaks in 2025 and brings more than 18 years of experience in real estate capital markets. She has worked across institutional investment management, banking, lending, and advisory platforms, with deep expertise in debt structuring, portfolio management, lender relationships, and risk management strategies. Prior to joining Grand Peaks, Ms. Johnson served as Director at Chatham Financial, where she managed global strategic relationships for real estate and private equity clients and delivered comprehensive capital markets and risk advisory solutions. Her prior experience also includes senior capital markets and lending roles with EverWest Real Estate Investors, KeyBank Real Estate Capital, Triton Investment Company, and The Private Bank and Trust Company. She received a B.S.B.A. with an emphasis in Finance and Real Estate from the University of Colorado at Boulder.
MATT LYONS
SENIOR VICE PRESIDENT, ACQUISITIONS
Matt Lyons has been with Grand Peaks since 2016 and currently focuses on multi-family acquisitions and investment management in the Mountain Region of the U.S. Prior to joining the firm, he worked in mergers and acquisitions within the engineering and construction industry. Throughout his tenure in real estate, he has been responsible for nearly $1 billion in acquisition activity. Matt received a B.S.B.A. degree in Real Estate & Finance and an MBA from the Daniels College of Business at the University of Denver.
JEREMY BALDYGA
EXECUTIVE VICE PRESIDENT, ACCOUNTING
Jeremy Baldyga has been with Grand Peaks since 2023 and is the Executive Vice President of Corporate Accounting, where he oversees corporate financial reporting, investment accounting, and payroll administration across the organization. He leads full-cycle accounting for more than 100 investment and Holdco entities and oversees annual financial audits across the portfolio. Prior to joining Grand Peaks, Jeremy held senior accounting roles at McWhinney Real Estate Services and Laramar Group, with earlier experience in corporate accounting and audit support roles. He received a B.S.. in Accounting with a minor in Finance and a Master of Business Administration from McKendree University.
ANDREW LUFT
VICE PRESIDENT, PORTFOLIO MANAGEMENT
Andrew Luft has been with Grand Peaks since 2018, supporting the asset management team in tracking and reporting portfolio performance and focusing on portfolio oversight, performance tracking, and business plan execution across the firm’s investment properties. He brings more than a decade of comprehensive multifamily investment experience, with a background spanning asset and property management, ground-up development in Denver, and underwriting new acquisitions nationwide. Andrew holds a B.S.B.A. in Finance and Real Estate from the University of Colorado Boulder.
TAYLOR KING
VICE PRESIDENT, PORTFOLIO MANAGEMENT
Taylor King has been with Grand Peaks since 2025 and currently serves as Vice President of Portfolio Management, where she focuses on supporting portfolio oversight, performance tracking, and business plan execution across the firm’s investment assets. With more than a decade of multifamily real estate experience, She previously spent over five years at Forum Investment Group, progressing from Senior Analyst to Director of Investments, and also held roles in commercial real estate banking at Bank of America and capital markets at CBRE. Taylor holds a B.S. in Finance from the University of Alabama.
MARK KUBIK
DIRECTOR OF RISK
Mark Kubik has been with Grand Peaks since 2015 and is the Director of Risk, where he leads risk management and oversees facilities operations across the company’s multifamily portfolio. In this role, he is responsible for developing and implementing enterprise-wide risk mitigation strategies, ensuring compliance with safety and regulatory standards, and directing facility services to support operational performance and resident satisfaction. Prior to joining Grand Peaks, Mark held risk and facilities leadership roles in the real estate and property management sectors, bringing extensive experience in safety program development and operational oversight. He received his degree from the University of Colorado Denver.
MATTHEW JOHNSON
DIRECTOR OF CONSTRUCTION
Matthew Johnson started with Grand Peaks in 2024 as Director of Construction, where he leads construction oversight and delivery for the firm’s multifamily development projects. In this role, he manages project planning, coordination with design and construction partners, and ensures quality, schedule, and budgetary goals are achieved across the portfolio. Prior to joining Grand Peaks, Matthew gained extensive construction management experience working on a range of public and private sector construction projects. He received his degree from Villanova University.

Andria Puckett joined Grand Peaks in 2025, where she supports firm operations with a focus on organizational coordination and internal processes. In her role, she works closely with leadership and cross-functional teams to support day-to-day operations, improve efficiencies, and ensure alignment across departments. Prior to joining Grand Peaks, Andria previously held leadership roles in asset management and property operations at Forum Investment Group, Embrey Partners, Pinnacle Property Management, and Alliance Residential Company. Andria earned her degree from Stephen F. Austin State University.

SENIOR ASSET MANAGER
Jennifer Turner serves as a Senior Asset Manager at Grand Peaks, overseeing the firm’s Southeast portfolio. Prior to joining the firm in 2021, Ms. Turner spent over 22 years at Equity Residential, where she held leadership roles in property management and financial services, and also served as Regional Property Manager at Northland Investment Corporation. She holds a B.A. from Florida Atlantic University and operates out of the Miami, Florida regional office

Justin West joined Grand Peaks in 2024 and serves as an Asset Manager, bringing extensive experience in multifamily real estate. He began his career on the operations side, including roles as Regional Property Manager and Community Director, before transitioning into asset management. In his current role, he leverages his operational expertise to optimize portfolio performance, identify value‑add opportunities, and support strategic decision-making across assets. Prior to Grand Peaks, Justin held leadership positions in property operations and management, providing a strong foundation for informed investment strategies. He holds a Colorado Associate Broker License and is a Certified Apartment Manager (CAM).
KRIS KUCHARSKI
ASSET MANAGER
Kris Kucharski serves as an Asset Manager at Grand Peaks, bringing deep experience in commercial real estate investment and underwriting. He joined the firm after building a strong foundation across real estate capital markets, investment analysis, and underwriting for multiple asset classes, contributing to more than $3 billion in transaction volume over his career. In his role at Grand Peaks, Kris leverages his analytical expertise and market insight to support asset performance, drive value creation, and inform strategic investment decisions. He previously gained experience in real estate finance and investment roles where he honed his skills in financial modeling and deal execution. Kris holds a B.B.A from Marquette University.
NICO CONNER
CORPORATE INVESTMENT ACCOUNTANT
Nico Conner joined Grand Peaks in February 2022 as Corporate Accounts Payable Manager and now serves as Corporate Investment Accountant. In his role, he oversees investment accounting and corporate financial operations, ensuring accurate reporting and efficient financial processes across the firm. Prior to joining Grand Peaks, Nico held accounting and financial management roles at Advantus Corp., Jacksonville Orthopaedic Institute, and One Call Care Management, gaining extensive experience in accounts payable, auditing, and financial operations. He holds a Bachelor’s degree in Accounting and Finance from the University of Florida, is a Certified Accounts Payable Professional (CAPP), and an AvidXchange Certified Administrator.
JOSH JACKSON
ACCOUNTING MANAGER
Josh Jackson joined Grand Peaks in 2025 as Accounting Manager, overseeing the firm’s accounting operations and financial reporting. In his role, he manages corporate financial processes, ensures accurate reporting, and supports strategic decision-making through detailed analysis. Prior to joining Grand Peaks, Josh gained extensive experience in accounting and tax services at Hanson & Co. Certified Public Accountants and Moss Adams, and previously operated his own business providing digital education and web services. He holds a Master’s degree in Accounting from Colorado State University, a B.A.B.A. in Finance, and Psychology from Ouachita Baptist University, and is a Certified Public Accountant (CPA) in Colorado.
MORGAN POTTER
EXECUTIVE ASSISTANT & TRANSACTION MANAGER
Morgan Potter joined Grand Peaks in 2021 as Executive Assistant, supporting executive leadership and the investments team with scheduling, project management, and operational coordination. In her role, she manages administrative workflows, abstracts contracts, prepares reports, and oversees corporate events and conferences to support team collaboration. Morgan recently took on additional responsibilities as Transaction Manager, where additional responsibilities include the coordination of Acquisition and Disposition communication, checklists, timelines and execution. Prior to joining Grand Peaks, Morgan gained experience in workplace management, office operations, and hospitality leadership, cultivating strong organizational and communication skills. She holds a Bachelor’s degree in English with a focus in Secondary Education and Teaching from Metropolitan State University of Denver.
LORIA BENNETT
OFFICE MANAGER
Loria Bennett joined Grand Peaks in 2022 as Office Manager, where she oversees administrative operations and supports the day-to-day functions of the firm. In her role, Loria manages office workflows, coordinates with internal teams, and ensures smooth operational processes across departments. She brings experience in office administration, team coordination, and organizational support, contributing to the efficiency and effectiveness of Grand Peaks’ headquarters operations.
