At acquisition in 2015, the property included 72 previously renovated units, and the value-add business plan called for the renovation of the remaining 226 units to elevate the overall unit mix and rental profile. At the time of sale, 184 additional unit renovations had been completed, materially repositioning the asset. The property was sold to another owner-operator at approximately $170,000 per unit, successfully executing the investment strategy and delivering a strong outcome upon exit.
