Spur at Iliff Station was a transit-oriented, mid-rise development directly adjacent to the R Line light rail in Aurora. As one of the last developable sites in the corridor, the project benefited from city-backed financing incentives and strong demand for rail-served housing. Following a successful lease-up, Grand Peaks exited the investment in 2021 after selling post-stabilization to a core institutional buyer.
